Q1. Can you negotiate the Key money?

Generally, especially if the rent is from 600,000 yen to 1,000,000 yen ( or over ), the owner will be more open to negotiating about the Key money. In some cases, this would be discussed at the first step.

    The following are the possible ways to negitiate.
  • 1) Divided the key money and add this on top of the basic rent.
  • 2) Commence the lease as soon as possible.
Q2. Can you negotiate the Rent?

Generally speaking, it depends on the owner. However, it goes without saying that the more expensive an apartment is the more likely an owner will be willing to negotiate the rent.
But, in some cases, this would be discussed at the first step.

    The following are the possible ways to negotiate.
  • 1) Commence the lease as soon as possible.
  • 2) Appeal the trustworthy company or guarantor. The point is, "The more popular an apartment is, the less possibility to negotiate."
Q3. Is it possible for the apartment to come furnished with some electrical appliances?

A3.

In most cases it is difficult, but the owner might be willing to do so if you raise the rent.

Q4. To avoid paying double rent, can I commence a new lease after giving my 2 months termination notice to my current owner?

A4.

Actually, for negotiation purposes, it would be better to commence the new lease asap, but, if you cannot, please ask our staff to get the best negotiation !!
