Q1. What documents do you need for an application ?

A1.

At first, you need to fill in an application form. Owner may require these documents:

  • 1.Copy of corporate registration
  • 2.Company's statement of accounts
  • 3.Certificate of a seal impression of your company
  • 4.Your Resident card , Passport, and Certificate of enrollment from your company.
    In case of an individual contract:
  • 1. Your Resident card , Passport, and other ID.
  • 2. Certificate of a seal impression of yours (or Signature certificate if the owner allowed)
  • 3. Documents to prove your income (such as a Tax Withdrawing Certificate and Income-tax return form. )
Q2. Is it possible to apply before viewing the property ?

A2.

It depends on the owners. In this case, we ask you to check the property once it becomes available for viewing and then decide whether to take the property or not.
Signing on an application form does not mean signing on the lease contract.

Q3. Is there any fee or penalty for cancellation of an application ?

A3.

There is no fee for the cancelation of an application, however there is a penalty fee for cancellation of a contract lease.

Q4. How long does it take from the application process to move - in ?

A4.

Usually, it takes about 2 weeks but it may be shorter or longer.
Negotiation, screening, and room's condition are usually the reasons why it may take longer.

Q5.How long can move-in date ( contract starting date ) be extended from the application ?

A5.

Usually, it has to be in 2 weeks to 1month time, roughly from the day applied.
This matter really depends on the owner's thought.

Q6. Is it possible to hold the property without an application ?

A6.

We are sorry but we need you to fill in the application form to hold the property.

Q7. Is it possible to apply for a room that is applied already by someone ?

A7.

In this case, the owner accept yours as the second application.
If the first applicant cannot proceed anymore for some reason, your application will proceed.

Q8. Are there short term apartments available ?

A8.

There are some serviced apartments available but those cost more than usual apartments.
( roughly twice or more )

Q9. Do you require a guarantor ?

A9.

Basically, a guarantor(s) is required. They have to be over 20 years old and younger than 65 years old.
If your application is a corporate contract, a representitive may not act as a guarantor.
For some properties, there is also an alternative where you pay a guarantor company to act as your guarantor.
However, please keep in mind that there is an initial cost of half a month to a full month's rent and an annual fee of 10,000 yen or more.
