Q1. What kind of the lease contact can be used?

There are two commonly used types of leases in Japan.
The Standard lease :
Most owners require this standard two years lease which is automatically renewed unless the tenant submits a termination notice.
The Fixed Term lease :
This is also common in japan and the owner must make clear in writing that the lease will not be renewed and end on the expiration date.

Q2. How long dose the typical agreement takes?

In most cases, it takes 10 to 14 days from submitting an application to the signing of the contract.

Q3. Can I pay my rent through a bank transfer?

Yes, but please double check the owner`s requirement.

Q4. Do I need to pay the monthly rent in advance?

Yes, in the contract you must pay the rent for the remaining days of that month plus the next month's rent.

Q5. Do I need the officially registered seal and a certificate to prove that my seal is resistered for the agreement?

Yes, but in some cases a signature certificate, which you can get from the embassy, is acceptable.

Q6. What will happen at the end of the lease?

If you can not extend the lease, you are legally permitted to cancel the lease and in such a case, you might need to send a written notice to the owner.

Q7. Can I renew a lease that has reached its expiration date?

Yes, it is possible in most cases. Generally, you are required to submit the written termination notice at least one or two months in advance. You can also renew the lease automatically. However, in a fixed term contract renewal is not an option.

Q8. Can I sublease to my friend?

In most cases this is not possible.
